Roof Replacement and Special Assessment. In December 2025, Boulder experienced three days of 100 miles per hour winds. In March 2026, Boulder experienced a day of 90 miles per hour plus winds followed by a day of 100 miles per hour winds. As a result of these two wind storms, over two thirds of our buildings sustained roof damage.
For several months now, our facilities manager and the board have been working with the roof tile manufacturer regarding warranty issues and reviewing proposals from roofing companies to replace our damaged roofs. The cost of this will require our first special assessment. More information can be found here.
Vote on Proposed Governing Documents Canceled. There were not enough proxies to set a meeting to hold the vote so the process stopped. The Board wants to consider what to amend before putting the proposed documents out for another vote. This includes reviewing all the feedback received to date and gathering additional input. Thank you to all who provided input and to those who submitted their proxies.
Please Use the Online Portal. Owners should sign up on Trio Property Management’s online portal to make payments, provide current contact information, and receive communications, notices, and other information.
Changes to Policies and Rules. The Board of Directors adopted a new policy, Harassment and Code of Conduct, at Tuesday’s Board meeting. The intent is to provide a clear expectation and set standards for how any person is treated in our community. The policy is effective November 11, 2025. Please review it and also share it with your tenants so they understand the expectations.
Catalytic Converter Theft is up in the Boulder area. To help discourage these thefts, Boulder and Denver are offering Free Catalytic Converter Anti-Theft Etching Kits online at www.lockdownyourcar.org/events. A little effort could save you from an expensive repair bill.
