Drafts of Proposed Governing Documents. The proposed Declaration, Articles of Incorporation, and Bylaws are drafted and ready for your review and comment before they are sent for the formal vote. Please submit any input on the new documents to [email protected] no later than May 26, 2025. This document lists the feedback received to date on the drafts, which will be updated periodically.

A letter with details has been sent to all owners that includes a summary of revisions to each document that should help with your review. This summary was pulled into a separate list and two item from the chart in Exhibit were added in case it is helpful.

Please Use the Online Portal. Owners should sign up on Trio Property Management’s online portal to make payments, provide current contact information, and receive communications, notices, and other information.

Changes to Policies and Rules.  The Board of Directors adopted changes to the Rules and Regulations including garden areas and additional combustible surfaces for open-flame cooking devices clearance requirements. Changes to the Exterior Modification policy were also adopted, including the addition of a fifth front door style and removal of need to provide building permits and engineering inspection statements with applications. These changes are effective May 13, 2025. Please read the rules and policy so you understand the changes.  Also share the rules with your tenants so they are aware and and understand them.

Catalytic Converter Theft is up in the Boulder area. To help discourage these thefts, Boulder and Denver are offering Free Catalytic Converter Anti-Theft Etching Kits online at www.lockdownyourcar.org/events. A little effort could save you from an expensive repair bill.
